I’m Kyle Dawson, a fourth-generation Ottawan and REALTOR® with HouseSigma Inc., Brokerage. I help clients buy and sell across Ottawa with clear advice, local market knowledge, practical strategy, and a calm, professional approach.
Work With Me Read Client ReviewsBuying or selling a home is a major decision. My role is to help you understand the market, avoid costly mistakes, and move forward with confidence.
As a fourth-generation Ottawan, I know this “little big city” and the neighbourhoods, communities, and market patterns that shape buyer and seller decisions.
My education is in Business Marketing, and I bring that mindset into real estate through pricing strategy, digital exposure, client communication, and negotiation.
I hold a Professional Sales Certificate with the Canadian Professional Sales Association and continue to look for ways to improve the client experience.
From pricing and paperwork to conditions, negotiations, and closing timelines, I focus on making sure the details are handled properly.
Whether you’re buying your first home, selling a property, relocating, or building your real estate portfolio, I provide practical advice backed by local market insight.
Search strategy, neighbourhood guidance, comparable sales, offer advice, and support from showings through closing.

Practical insight into rental potential, resale value, property condition, neighbourhood demand, and long-term opportunity.
Ottawa is home. I’ve lived in and worked across many parts of the city, and I understand how different each community can feel.
I began building my own real estate portfolio at the age of 22, which shaped how I think about value, location, risk, and long-term opportunity. That experience helps me look at real estate from both a lifestyle and investment perspective.
Outside of real estate, I’m active in the community, involved in local events, and have volunteered on the Board of Directors for a local charity. I believe strong communities are built through connection, service, and showing up.
Real estate is personal, so here are a few lighter answers about how I think, what I love about Ottawa, and how I work with clients.
My absolute favourite part is telling a seller or buyer that their offer has been accepted. The reaction is always so genuine, and it makes the work worth it.
I also love touring homes and seeing what buyers and sellers have done with their spaces — or what they plan to do next.
I was born and raised here. Ottawa has so many unique communities that everyone can find a place that fits their lifestyle.
It’s also an incredibly stable city — both from a quality-of-life perspective and as a real estate investment market. And while people joke that Ottawa is boring, I strongly disagree. Between festivals, venues, restaurants, sports, trails, and events, there is always something to do.
I have a few, and I often end up falling in love with new neighbourhoods as my buyers explore them.
My top picks are the Glebe for the century homes and proximity to shops, Westboro for the main street village feel and stunning infill developments, and Kanata for how family-friendly and liveable it is.
Location. Not just the neighbourhood, but the home’s specific location within that neighbourhood.
Think about proximity to parks, pathways, busy streets, transit, schools, amenities, and future resale appeal.
Decluttering. It tends to be the hardest and most physically draining part of preparing a home.
I truly believe everyone should pretend they are selling once a year just to maintain a clutter-free home. And yes — I have checklists for this.
Mid-century modern, century homes, well-designed infill homes… and estates.
Honestly, I don’t think I can pick just one. A great home is usually a mix of thoughtful design, character, function, and how it feels when you walk in.
Grande light roast, two pumps sugar-free vanilla, and cream.
Treat people like family and friends. I try to be as low-pressure as possible and help clients take each step of the process one at a time.
Real estate can feel overwhelming, so my role is to keep things clear, manageable, and focused — while I work on helping avoid the obstacles ahead.
Get clear, local advice before making your next move. I can help you understand your options, review the market, and build a strategy that fits your goals.
