Under $500,000 in Ottawa, most listings are condos, townhomes and stacked condos, found across the city from Centretown and Hintonburg to Kanata, Barrhaven, Orleans and Riverside South. Starter detached homes at this price are more often in rural or developing communities and nearby small towns such as Carleton Place and Almonte. With the minimum 5% down payment, a $500,000 home needs at least $25,000 down, and first-time buyers may qualify for the FHSA, the Home Buyers’ Plan and Ontario’s land transfer tax refund.
Modern, low-maintenance, and often in central locations
Affordable family living with private outdoor space
Great for first-time buyers looking for more room
Found in rural or developing communities
Tip: Even if your budget is just under $500K, we can often find homes slightly above that price with flexible sellers or motivated listings.
In today’s market, finding value takes more than an online search. I monitor new listings daily and can alert you to homes that meet your criteria—sometimes before they’re publicly available.

What your budget buys depends heavily on the neighbourhood, so a filtered search is the fastest way to see today’s options.
In Canada, the minimum down payment is 5% on the first $500,000 of the purchase price, so a $500,000 home needs at least $25,000 down. With less than 20% down you will also need mortgage default insurance, which is usually added to your mortgage.
Budget separately for closing costs, typically 1.5% to 3% of the purchase price. A mortgage professional can confirm what you qualify for.
Yes. First-time buyers may be able to use a First Home Savings Account (FHSA), withdraw up to $60,000 per person from their RRSP under the Home Buyers’ Plan, and claim Ontario’s land transfer tax refund of up to $4,000. Ottawa does not charge a separate municipal land transfer tax. My first-time home buyer programs guide covers each one in detail.
Often, yes. Even if your budget is just under $500K, we can often find homes slightly above that price with flexible sellers or motivated listings. Keep in mind that on any portion of the price above $500,000, the minimum down payment rises to 10%.
Look at the monthly condo fees and what they cover, and have your lawyer review the status certificate before your offer becomes firm. The status certificate shows the condo corporation’s finances, reserve fund, any planned special assessments and pending legal issues, all of which affect what you will really pay to own the unit.
