What Is a Freehold Townhome in Ottawa?

A freehold townhome is an attached house you own outright, including the land it sits on, with no monthly condo fees. You’re responsible for your own roof, windows, driveway and yard. A condo townhome looks similar, but a condo corporation owns and maintains the shared land and exterior, paid for through monthly fees. In September 2026, median asking prices for Ottawa townhomes ranged from about $465,000 in Nepean to about $629,000 in Stittsville.

Freehold vs Condo

Freehold vs Condo Townhomes

Two townhomes on the same street can look identical and still be owned very differently. How a townhome is owned affects your monthly costs, who pays to fix the roof, and what your lawyer needs to review.

🏘️

Freehold Townhome

You own the house and the land under it. No condo board and no monthly condo fees.

What to know
  • No monthly condo fees
  • You plan and pay for every repair: roof, windows, driveway and fences
  • Your own yard, usually fenced
  • Fewer rules on renovations, pets and renting
🏢

Condo Townhome

You own your unit. A condo corporation owns and maintains the shared land and exterior.

What to know
  • Monthly fees cover shared upkeep, which may include the roof, windows, landscaping and snow removal
  • Your lawyer reviews the status certificate before the deal is firm
  • Rules can limit pets, rentals, renovations and parking
  • Often a lower purchase price for a similar-sized home
💡

Watch for “POTL” listings. Some newer freehold townhomes in Ottawa sit on a parcel of tied land (POTL), tied to a common elements condominium that owns shared roads, visitor parking or landscaping. You own your home and lot, but you also pay a monthly fee for those shared areas, and your lawyer should review the condo documents.

Carleton Place$565,000$550,000 – $615,000
Orléans$530,000$425,000 – $615,000
Nepean (inside the Greenbelt)$465,000$375,000 – $570,000

💰

Down payment example: on a $565,000 townhome, the minimum down payment is $31,500. That’s 5% of the first $500,000 plus 10% of the remaining $65,000. Condo townhomes often list for less than freehold townhomes nearby, but add the monthly fee to your budget before you compare.

Best Areas

Best Areas in Ottawa to Buy a Townhome

Most of Ottawa’s townhomes are in the suburbs, where whole neighbourhoods were built around them. Each area has a different price point and feel.

🌲

Kanata

A wide mix, from established Beaverbrook to newer townhome communities, close to the Kanata North tech park and Highway 417.

🏡

Stittsville

Village roots and a walkable Main Street. Mostly detached homes and townhomes, with newer builds in the south end.

🛝

Barrhaven

Mostly townhomes and detached homes, with many newer builds in Half Moon Bay. Popular with first-time buyers and young families.

🌅

Orléans

Ottawa’s big east-end suburb, with plenty of townhome choice at lower median prices than Kanata or Barrhaven.

🚌

Nepean

The lowest townhome prices on this list, inside the Greenbelt and closer to downtown, with more established townhome complexes.

🌊

Carleton Place

A separate town on the Mississippi River, about 55 km west of downtown, where townhomes list for less than in neighbouring Stittsville.

Older vs Newer

Older vs Newer Townhomes

Ottawa’s townhomes span more than 50 years of building styles. A townhome’s age affects the price, the layout and what you should budget for after you move in.

🧱

Older Townhomes (1970s–1990s)

  • Usually a lower price for the space
  • Often in established neighbourhoods with mature trees
  • Many are in older condo townhome complexes
  • Budget for updates: roof, windows, furnace, electrical and plumbing
  • Check for aluminum wiring and poly-B plumbing, both used during this era
🔨

Newer Townhomes (2000s and Later)

  • Open layouts, more bathrooms and attached garages
  • Better insulation and more efficient heating and cooling
  • Tarion warranty coverage on homes still within their first seven years
  • Smaller lots and backyards
  • More POTL townhomes with a monthly common elements fee
💡

Back-to-back and stacked towns cost less, but they aren’t the same as a traditional townhome. Back-to-back townhomes share a rear wall, so they have windows on one side only and usually no backyard. Stacked towns are typically condos, with one unit above another.

End Units

Are End-Unit Townhomes Worth It?

An end unit shares only one wall with a neighbour. In most Ottawa townhome rows, end units list for more than the interior units beside them. Whether that premium is worth it depends on how you’ll use the house.

Why buyers pay more

  • More windows and natural light
  • Only one shared wall, so less neighbour noise
  • A side yard and often a wider lot
  • Direct access to the backyard from the side

Things to weigh

  • A higher purchase price
  • More exterior wall, which can mean higher heating costs
  • More siding, windows and yard to maintain
  • On a corner lot, more sidewalk to shovel and more traffic past your windows
Before You Buy

What to Inspect Before Buying a Townhome

A home inspection is always worth it, but townhomes have a few issues detached homes don’t. Ask your inspector and lawyer to pay close attention to these.

Every townhome

  • The roof, and how it joins the neighbours’ roofs
  • The fire separation (firewall) between units in the attic
  • Grading and drainage where yards and downspouts meet
  • Basement moisture and the foundation walls shared with neighbours
  • The age of the furnace and air conditioner, and whether the water heater is a rental
  • Wiring and plumbing type: aluminum wiring, poly-B or Kitec
  • Easements on the survey, such as a neighbour’s right to cross your backyard

Condo and POTL townhomes

  • The status certificate, reviewed by your lawyer before the deal is firm
  • The reserve fund balance and the latest reserve fund study
  • Any planned special assessments or fee increases
  • What the monthly fee covers: roof, windows, snow removal, landscaping
  • Rules on pets, rentals, renovations and parking

I watch for these on every showing and help you sort the dealbreakers from the things that simply belong in your budget.

Buyer FAQ

Buying a Townhome in Ottawa: Common Questions

How much does a townhome cost in Ottawa?

In September 2026, median asking prices for townhomes ranged from about $465,000 in Nepean (inside the Greenbelt) to about $629,000 in Stittsville. Kanata was about $575,000, Barrhaven about $565,000 and Orléans about $530,000. These are asking prices; sold prices can be higher or lower, so ask me for recent sales in the area you’re considering.

What is the difference between a freehold and a condo townhome?

With a freehold townhome, you own the house and the land it sits on, pay no condo fees and handle all of your own maintenance. With a condo townhome, you own your unit while a condo corporation owns and maintains the shared land and exterior, paid for through monthly fees.

Condo townhomes also come with rules, and your lawyer should review the status certificate before your offer is firm.

Do freehold townhomes have monthly fees?

Usually not. The exception is a freehold townhome on a parcel of tied land (POTL), which is tied to a common elements condominium that owns shared roads, parking or landscaping. Those homes carry a monthly fee for the shared areas, so check the listing and have your lawyer review the documents.

How much do I need for a down payment on a townhome in Ottawa?

The minimum down payment in Canada is 5% on the first $500,000 of the price and 10% on the portion above that. On a $565,000 townhome, that’s $31,500. With less than 20% down you will also need mortgage default insurance.

Budget separately for closing costs, typically 1.5% to 3% of the purchase price. A mortgage professional can confirm what you qualify for.

Is an end-unit townhome worth the extra cost?

It depends on how you’ll live in the home. End units have more windows, only one shared wall and often a side yard, so they feel brighter and quieter. They also cost more to buy, have more exterior to maintain and can cost more to heat.

What should I look for when inspecting a townhome?

Pay close attention to the roof and how it joins the neighbours’ roofs, the firewall between units in the attic, grading and drainage, basement moisture and the age of the furnace and air conditioner. In older townhomes, check for aluminum wiring and poly-B or Kitec plumbing. For a condo townhome, your lawyer should also review the status certificate, the reserve fund and any planned special assessments.

⚠️

Prices, down payment rules and condo requirements are general information and can change. Speak to your own mortgage professional, lawyer or home inspector about your situation.
