In most resale purchases in Ottawa, the compensation paid to the brokerage representing the buyer comes out of the arrangement the seller has already made with their own brokerage, so buyer representation usually costs you nothing directly at closing. Commissions are negotiable and are not set by law, and new construction and private sales can work differently.
Before I act for you, Ontario’s rules require a written representation agreement that sets out the term, the services and how any compensation is handled. I go through that document with you line by line before you sign, and I am happy to explain it before you commit to anything.
The federal minimum is 5% on the first $500,000 of the purchase price and 10% on the portion above $500,000. On a $650,000 Ottawa home that is $40,000 — $25,000 on the first $500,000, plus $15,000 on the next $150,000. At $1.5 million and above you need 20%, because mortgage default insurance is not available over that price.
First-time buyers and anyone buying a newly built home can also take a 30-year amortization on an insured mortgage instead of the standard 25. Your lender or mortgage broker confirms the number that applies to you.
Plan for roughly 1.5% to 3% of the purchase price on top of your down payment, and more on a condominium or a rural property. The largest single item is Ontario land transfer tax, and Ottawa has a real advantage here: unlike Toronto, there is no municipal land transfer tax stacked on top of the provincial one. First-time buyers can claim a refund of the provincial tax up to $4,000.
The rest is legal fees and disbursements, title insurance, a home inspection, an appraisal if your lender orders one, property tax and utility adjustments, and HST if you are buying new construction.
Yes, and a real pre-approval — income verified, credit checked, a rate held — not an online affordability estimate. It does three things: it sets a budget we can actually search inside, it shows you the monthly payment at that price rather than in theory, and it makes your offer credible when a seller is comparing two similar ones.
I can refer you to mortgage brokers and lenders I work with regularly, and there is no obligation to use any of them.
Access to listings is not the hard part any more. Deciding what a specific home is worth, what is wrong with it, and how to structure an offer is. I use the same HouseSigma data you do, plus sold history, how the listing brokerage is behaving, and what I have seen inside comparable homes, to tell you where a price is soft and where it is not.
Then I write the offer — price, conditions, deposit, closing date and terms. That is the part that decides whether you overpay.
